ELSTAT – Construction Activity in Greece November 2024

The Hellenic Statistical Authority (ELSTAT) published the data on construction activity for November 2024.

Total construction activity (private and public) amounted to 2,649 building permits, recording an increase of 6.4% in the number of permits, a decrease of 5.7% in surface area, and a decrease of 20.2% in volume compared to November 2023.

Private construction activity reached 2,630 permits, showing an increase of 6.5% in permits, a decrease of 6.3% in surface area, and a decrease of 20.7% in volume.

Public construction activity included 19 permits, representing 1.0% of the total construction volume.

For the twelve-month period December 2023 – November 2024, total construction activity recorded an increase of 13.5% in permits, 14.7% in surface area, and 8.6% in volume. The share of public construction activity was 3.2%.

During the period January – November 2024, total construction activity increased by 14.9% in permits, 17.3% in surface area, and 11.1% in volume.

PREMIA – Acquisition of an Office Building with a 7.35% Yield and a WALT of approx. 9 Years

Premia Properties (PREMIA) announced that on 29 January 2025 it acquired 100% of the shares of the company Moudros S.A. The company owns an office building with a total area of 3,150 m², located at 6 Limnou Street in Thessaloniki. The purchase price amounted to €7.585 million.

The building is fully leased to the Greek Cadastre Office, with a lease term from 2022 to 2034 and an annual rent of €558,000.

The CEO of PREMIA, Mr. Ilias Georgiadis, stated:
"We are very pleased that PREMIA has completed another significant transaction and strengthened its portfolio with a high-quality building of social importance."

Ellaktor S.A. – Capital Return of €0.85 per Share – Resolutions of the General Meeting of January 30, 2025

Announcement of the resolutions of the Extraordinary General Meeting of Ellaktor S.A. held on January 30, 2025

The most important resolutions adopted include:

Share Capital Increase

  • Increase of share capital by €295,963,204.25 through the capitalization of part of the account “Share premium from share issuance (Agio)”.

  • The nominal value of each share was increased to €0.89.

  • The new share capital amounts to €309,890,884.45, divided into 348,192,005 registered shares with a nominal value of €0.89 per share.

Share Capital Reduction & Capital Return to Shareholders

  • Reduction of share capital by €295,963,204.25 by lowering the nominal value of each share from €0.89 to €0.04.

  • The reduced capital will be returned to shareholders in cash, amounting to €0.85 per share.

Key Dates for the Capital Return (subject to regulatory approvals)

  • Ex-date (dividend/capital return detachment date): March 24, 2025

  • Record date (determination of entitled shareholders): March 26, 2025

  • Payment start date: March 31, 2025

Amendment of Article 5 of the Company’s Articles of Association

  • The General Meeting approved the amendment of Article 5 “Share Capital – Shareholders” of the company’s Articles of Association.

  • The amended Articles of Association have been published on the company’s website.

Authorization

  • The Chairman of the Board, the Chief Financial Officer, and the company’s Legal Counsel were authorized to sign the new Articles of Association and carry out all necessary actions for the implementation of the resolutions.

Diaporos Green Retreat in the Spotlight of Enterprise Greece

The investment project “Diaporos Green Retreat” concerns the development of a modern, sustainable 5-star luxury resort that will be energy autonomous, located on Diaporos Island in the municipality of Sithonia, Chalkidiki.

According to the business plan, 13 single-storey villas and 13 two-storey autonomous bungalows with a total of 76 rooms will be constructed. These accommodations will be complemented by a central building featuring an outdoor area with a shared swimming pool, restaurants, facilities for specialized/alternative therapeutic spa treatments, a fitness center, modern sports facilities, childcare services, and a chapel.

The project will be developed on the northeastern side of Diaporos Island, at the location “Korakia”, on a coastal property of approximately 97 hectares owned by the investor.

The aim of the project is to create a unique holiday destination that combines luxury with ecological sustainability. The resort’s energy autonomy will be achieved through the use of renewable energy sources, such as solar and wind energy. In addition, the resort will offer a holistic holiday experience, with high-quality leisure, wellness, and gastronomy services.

The project is being developed by STANTA M.A.E. Real Estate Management, which has applied for the inclusion of its investment plan titled “Diaporos Green Retreat: Energy-Autonomous 5-Star Tourism Development.”

This development is expected to significantly contribute to the tourism development of the region, offering services of the highest quality while promoting the principles of sustainable development.

ELSTAT - Bauaktivität Griechenland - Oktober 2024

Die Griechische Statistikbehörde (ELSTAT) hat die Daten zur Bautätigkeit für Oktober 2024 veröffentlicht. Die Ergebnisse zeigen eine deutliche Zunahme der Baugenehmigungen sowie der bebauten Fläche und des Bauvolumens im Vergleich zum Vorjahresmonat.


Die überproportionale Erhöhung des Volumens im Verhältnis zu den Baugenehmigungen macht ersichtlich, dass die Bauträger durch die bevorstehende Änderung des NOK noch schnell die Einreichung mit der alten Regelung vorgenommen haben.



Hauptergebnisse für Oktober 2024:

  • Gesamte Baugenehmigungen: 2.640 (+5,9 % im Vergleich zu Oktober 2023)
  • Bebaute Fläche: 748.786 m² (+30,7 %)
  • Bauvolumen: 3.683.376 m³ (+45,7 %)
Private Bautätigkeit:

  • 2.602 Genehmigungen (+5,2 %)
  • 729.371 m² Fläche (+31,2 %)
  • 3.595.816 m³ Volumen (+46,7 %)

Öffentliche Bautätigkeit:

  • 38 Genehmigungen
  • 19.415 m² Fläche
  • 87.560 m³ Volumen (Anteil am Gesamtvolumen: 2,4 %)

Langfristige Entwicklung (Nov. 2023 – Okt. 2024)

  • 30.436 Baugenehmigungen (+12,8 % im Vergleich zum Vorjahr)
  • 7.243.985 m² Fläche (+16,2 %)
  • 32.740.264 m³ Volumen (+13,3 %)

Die Statistik zeigt eine kontinuierliche Wachstumsdynamik im Bausektor, sowohl auf Monats- als auch auf Jahresbasis.
